Mona Real Estate’s perspective has been shaped by brokerage assignments, property ownership, development, repositioning, and long-term stewardship.

The projects below are representative examples, not a complete transaction history. Because Scott’s role has varied from project to project, each example identifies whether he served as broker, owner’s representative, owner, principal, developer, or community project partner.

Commercial & Investment

 

Branch Avenue Professional Center
7905-7915 Malcolm Road, Clinton Maryland

An approximately 80,000-square-foot, two-building multi-tenant office park along the Branch Avenue corridor in Prince George’s County, Maryland, with a long-term tenant mix that has included medical users, a Veterans Affairs Vet Center, financial institutions, professional offices, and rooftop cellular and 5G installations.

Role: Co-Developer, Long-Term Owner and Principal
Scott has been involved in the property’s development, operations, tenant strategy, lease negotiations, capital planning, government tenancy, telecommunications approvals, and long-term repositioning. The experience provides a practical understanding of how operating decisions, tenant risk, capital improvements, regulation, and market conditions affect the value of a multi-tenant commercial asset.

Mona Electric Prefab Warehouse
Clinton, Maryland

A former building-material distribution facility on roughly five acres with approximately 50,000 square feet of warehouse and industrial space, repositioned into a distribution and prefabrication operation for a contracting company ranked among the 25 largest contractors in the United States.

Role: Part Owner, Broker, Owner’s Representative, and Development Team Member
Part owner, broker, and owner’s representative for the purchasing entity, responsible for acquisition, due diligence, and repositioning strategy. Defined and secured approvals through Prince George’s County Planning Department for a large outdoor contractor yard to create additional NOI, while adapting the site and building to the new use.

Dunkirk Marketplace
10366 Southern Maryland Blvd

An approximately 120,000-square-foot inline retail shopping center with tenants including Safeway, Hallmark, and a mix of regional and national retailers.

Role: Property Manager, Leasing Broker, and Supporting Broker in the Sale
Scott helped manage the property, secure and renew national and high-credit tenants, strengthen the tenant mix, rent roll, and overall net operating income, and prepare the asset for sale. He also supported the sale of the property to a national franchise organization, working alongside the lead broker rather than serving as the primary listing broker.

Old Postmaster’s Building
213 Duke of Gloucester St, Annapolis, Maryland

An approximately 4,000-square-foot historic building in the heart of the Annapolis Historic District, restored and repositioned as a multi-tenant, income-producing property within one of the city’s most tightly regulated historic areas. Scott personally conducted the historical research that confirmed the United States Post Office had temporarily operated from the building. That discovery led to the property being named and branded as the Old Postmaster’s Building, giving the restored property an identity connected to its authentic Annapolis history.

Role: Owner and Principal
As owner and principal, Scott was responsible for the acquisition, historical research, restoration, redevelopment, and long-term positioning of the property. He oversaw the restoration in accordance with U.S. Department of the Interior standards and Annapolis Historic Preservation Commission requirements, converted the building into multi-tenant income-producing use, and secured a special exception for signage within the historic district. The Old Postmaster’s Building is one of Scott’s proudest projects because it combined historical research,
preservation, branding, and practical real estate repositioning. The goal was not only to restore the building, but to uncover its story, preserve its character, and give it a productive long-term future.

Naples Coastal Homes

 

Port Royal Waterfront Residence
1527 Galleon Dr, Naples, Florida 34102

A high-end waterfront residence on Haldeman Creek in the Port Royal community.

Role: Independent Owner’s Representative and Real Estate Advisor
Scott worked directly with the owner during the original acquisition and eventual sale, assisting with property evaluation, market strategy, negotiations, financing considerations, and the property’s role within a broader family plan.

 

Hurricane Harbor Waterfront Residence
1839 Hurricane Harbor Ln, Naples, Florida 34102

A 4-bedroom, 6-bath, approximately 5,375 SF waterfront home on about 0.45 acres in the Hurricane Harbor area of Naples, with pool and wide-water views, built in 2001.

Role: Referring Broker and Real Estate Advisor
Scott assisted the owner with property evaluation, acquisition strategy, financing considerations, and the
eventual sale as part of a broader family real estate plan.

Moorings Waterfront Redevelopment
537 Mooringline Dr, Naples, Florida 34102

A waterfront property in The Moorings acquired with an existing home, redeveloped with a new high-end residence, and later sold.

Role: Owner and Principal
Scott was responsible for acquisition, redevelopment strategy, design and construction coordination, market positioning, and sale of the completed property.

 


Development, Repositioning & Stewardship

 

Mona Farm at Gowery Banks
Friendship, Maryland

A 75-acre historic farm established in the 1600s, planned and developed as a five-lot equestrian subdivision with approval for up to eight homes. The property includes a log cabin dating to approximately 1670, a pre-Revolutionary main house dating to the early 1700s, and a collection of 18th- and 19th-century barns and outbuildings within a protected rural setting.

Role: Owner, Principal, Developer, and Historic Steward
Scott was responsible for planning and developing the subdivision while protecting the property’s historic
character. He negotiated a historic easement with the county’s cultural resources department and secured a special exception that increased the allowable density from five to eight homes.
He also oversaw the restoration of the log cabin, main house, barns, and other historic structures in accordance with U.S. Department of the Interior standards, balancing development potential with long-term preservation and community value.
Mona Farm is one of Scott’s proudest projects. The work required more than developing land. It involved protecting an important part of Maryland history, restoring structures that had survived for centuries, and creating a plan that allowed the property to remain useful while preserving its character for future generations.

South Port Landing
Port Tobacco, Maryland

A 35-lot waterfront subdivision within the Chesapeake Bay Critical Area, master planned with community waterfront, upscale piers, shared open space, and a community clubhouse.

Role: Developer, Owner’s Representative, and General Contractor for Subdivision Infrastructure
Developer, owner’s representative, and general contractor for the subdivision infrastructure. Responsible for subdivision design and entitlement work, including designing and engineering the community pier and clubhouse within the Critical Area buffer zone, coordinating roads and utilities, and structuring the takedown and sale of finished lots to a residential builder as partof a planned exit strategy.

Susan D. Mona Center
5810 Allentown Way, Temple Hills Maryland

A former 12,000-square-foot restaurant property repurposed into the Susan D. Mona Center, a community health and service hub operated by Catholic Charities and its partners.The center provides medical and dental care, food assistance, and access to pro bono and low-cost legal services for immigration and other civil matters, serving individuals and families throughout Prince George’s County.

Role: Owner, Principal, and Community Project Partner
Scott helped create the center by partnering with Catholic Charities to structure the real estate and guide the property’s conversion from restaurant use. His involvement included planning, entitlement,
development, and build-out coordination so the property could become a stable, long-term community asset. The Susan D. Mona Center is one of Scott’s most meaningful projects. It reflects his belief that real estate can do more than create financial value. It can strengthen the communities where we live and work and provide lasting support to families who need it most.

These projects are different in size, use, location, and purpose. The common thread is an owner’s perspective: understand the property, identify the risks and opportunities, create value where possible, coordinate the right professionals, and make decisions with the long term in mind.
