Lifestyle & Legacy Homes – Maryland

 

Custom Waterfront Residence – 3 Deep Water Ct, Annapolis, Maryland

An approximately 8,000 SF custom waterfront home in Annapolis, located within the Chesapeake Bay Critical Area. The lot was acquired at auction and developed into a high-end residence with a waterfront pool area, a 300-foot pier, and a 300-foot retaining wall, all designed and permitted within Critical Area rules to maximize water access and protect the shoreline.

Role: Broker and independent owner’s representative for a family-owned custom residence, assisting with acquisition of the lot at auction, design–build planning, and development of the pool, pier, and retaining wall within Critical Area requirements, and ultimately
marketing and selling the property to a high-profile NBA buyer as part of a broader family legacy and asset plan.

Lifestyle & Legacy Homes – Florida

 

Port Royal Waterfront Residence – 1527 Galleon Dr, Naples, Florida 34102

A high-end 5-bedroom, 6.5-bath, approximately 6,877 SF waterfront residence on Haldeman Creek in the Port Royal community, sold in 2017.

Role: Independent owner’s representative and legacy real estate advisor for a family-owned Port Royal home, working directly with the owner on both the original purchase and the eventual sale. Helped evaluate the property and market, support negotiations and financing, and position the sale within a broader family legacy and estate plan.

 

Hurricane Harbor Waterfront Residence – 1839 Hurricane Harbor Ln, Naples, Florida 34102

A 4-bedroom, 6-bath, approximately 5,375 SF waterfront home on about 0.45 acres in the Hurricane Harbor area of Naples, with pool and wide-water views, built in 2001.

Role: Referring broker and legacy real estate advisor for a family-owned Naples home, working directly with the owner on acquisition and eventual sale. Assisted with property evaluation, strategy, and financing as part of a broader family legacy and estate plan.

Moorings Waterfront Redevelopment – 537 Mooringline Dr, Naples, Florida 34102

A waterfront property in The Moorings acquired with an existing home on the lot, then taken down and rebuilt as a new high-end residence and sold.

Role: Owner and principal for a family-owned Naples investment, responsible for acquisition, redevelopment strategy, and sale, including coordinating design and construction and positioning the completed home as part of a broader family legacy and investment plan.

 

Lifestyle & Legacy Homes – Maine

 

Oceanfront Legacy Home – 16 Running Tide Rd, Cape Elizabeth, Maine

A 5-bedroom, 5-bath, approximately 5,347 SF coastal retreat on roughly three-quarters of an acre, with about 357 feet of classic Maine shoreline. Extensively renovated in 2016 with architect-designed interiors; nearly every main room takes in wide ocean
views, with a curved wall of windows, gourmet kitchen, and high-end finishes throughout.

Role: Independent owner’s representative and legacy real estate advisor for a family-owned Maine home, assisting with evaluation, acquisition, financing, and long-term planning as part of a broader family legacy and estate strategy.

Waterfront Retreat – 1 Mussel Ridge Ln, Owls Head, Maine

A 3-bedroom, 3-bath, approximately 2,126 SF waterfront home on just under an acre, overlooking the Muscle Ridge Channel with broad water views and easy, mostly single-floor living.

Role: Referring broker and legacy real estate advisor for a brokerage client, coordinating with the local broker, helping evaluate the property in the context of the client’s broader lifestyle and asset plan, supporting negotiations through to closing, and advising on titling the property into an LLC for investment and
liability planning.

Historic & Subdivision Projects

Mona Farm at Gowery Banks – Historic Equestrian Subdivision, Friendship, Maryland

A 75-acre historic farm established in the 1600s in Friendship, Maryland, planned and developed as a five-lot equestrian subdivision with approval for eight homes. The property includes a log cabin that is the fifth-oldest existing structure currently in the state of Maryland (circa 1670), a pre-Revolutionary main house (early 1700s), and 18th–19th century barns and outbuildings in a protected rural setting.

Role: Owner and principal, responsible for planning and development of the subdivision while serving as steward of the property’s historic character. Negotiated a historic easement with the county’s cultural resources department and a special exception that increased allowable density from five to eight
homes. Oversaw historic restoration of the cabin, main house, and barns in line with U.S. Department of the Interior standards, balancing development with long-term preservation and community value.

South Port Landing – Waterfront Subdivision, Port Tobacco, Maryland

A 35-lot waterfront subdivision in Port Tobacco, Maryland, located within the Chesapeake Bay Critical Area, master planned with community waterfront, upscale piers, shared open space, and a community clubhouse.

Role: Developer, owner’s representative, and general contractor for the subdivision infrastructure. Responsible for subdivision design and entitlement work, including designing and engineering the community pier and clubhouse within the Critical Area buffer zone, coordinating roads and utilities, and structuring the takedown and sale of finished lots to a residential builder as partof a planned exit strategy.

Old Postmaster’s Building – Historic Mixed-Use – 213 Duke of Gloucester St, Annapolis, Maryland

A ±4,000 SF historic building in the heart of the Annapolis Historic District, branded as the Old Postmaster’s Building after research confirmed the U.S. Post Office once operated there temporarily. The property was restored and repositioned as a multi-tenant, income-producing building within a tightly regulated historic streetscape.
Role: Owner and principal, responsible for acquisition, historic restoration in line with U.S. Department of the Interior standards and Annapolis Historic Preservation Commission requirements, branding and positioning as the Old Postmaster’s Building, conversion to multi-tenant income use, and securing a special exception for signage within the historic district.


Income-Producing Office/Industrial/Rental

 

Branch Avenue Professional Center – Office Park, Clinton, Maryland – 7905-7915 Malcolm Road, Clinton Maryland

An approximately 80,000 SF, two-building multi-tenant office park along the Branch Avenue corridor in Prince George’s County, Maryland, with a long-term tenant mix that has included medical users (including George Washington University Hospital–affiliated services and Dental Care Alliance), a Veterans Affairs Vet Center, financial institutions, professional offices, and rooftop AT&T cellular / 5G antennas.

Role: Co-developer, long-term owner and principal, property manager, and leasing broker. Responsible for day-to-day operations, leasing and renewals, and repositioning the tenant mix, including negotiating a GSA/VA Vet Center lease from SAM.gov/RFP response and pricing through build-out and security requirements. Also led approvals and variances related to rooftop AT&T cellular and 5G installations within the Joint Base Andrews flight path, coordinating with zoning, safety, and base-related review to secure the necessary entitlements and protect long-term asset value.

6701 Old Alexandria Ferry Road – Industrial Conversion and Contractor Yard, Clinton, Maryland

A former 84 Lumber facility on roughly 5 acres with approximately 50,000 SF of warehouse and industrial space, repositioned into a distribution and prefabrication facility for a large-scale contractor ranked among the top 15 in the United States.

Role: Part owner, broker, and owner’s representative for the purchasing entity, responsible for acquisition, due diligence, and repositioning strategy. Defined and secured approvals through Prince George’s County Planning Department for a large outdoor contractor yard to create additional NOI, while adapting the site and building to the new use.

Dunkirk Marketplace – Inline Shopping Center, Dunkirk, Maryland – 10366 Southern Maryland Blvd

An approximately 120,000 SF inline retail shopping center in Dunkirk, Maryland, with tenants including Safeway, Hallmark, and a mix of regional and national retailers.

Role: Property manager, leasing broker, and later owner’s representative for the sale. Responsible for securing and renewing national and high-credit tenants (including Hallmark and other national brands), strengthening the rent roll and overall NOI, and then representing ownership in a sale to a national buyer as part of a broader family legacy and estate planning strategy, exceeding prior valuation expectations and lease-profile benchmarks.

Community & Stewardship

Susan D. Mona Center – Community Health and Service Hub, Camp Springs, Maryland – 5810 Allentown Way, Temple Hills Maryland

A former 12,000 SF restaurant property in Camp Springs, Maryland, repurposed into the Susan D. Mona Center, a community health and service hub operated by Catholic Charities and partners. The center provides medical and dental care, food assistance, and access to pro bono and low-cost legal services for immigration and other civil matters to underserved residents in Prince George’s County.

Role: Owner and principal, partnering with Catholic Charities to structure the real estate and guide the conversion from restaurant use, including planning, entitlement, and build-out, so the property could serve as a stable, long-term health and service asset for the community.
